Not a week goes by that I don’t get a call or email from someone

Investor got a short sale and could not
find a buyer but he did not want to lose the deal and the $15,000 in
equity so he got a loan in his name to buy the house. By the time all
the loan fees were added to the loan, and the market took a down turn,
he now owes more than it is worth. To make matters worse, he can’t even
rent it for what his monthly payments are.
A new California investor went to a seminar teaching lease
options. For some reason, he did not think they would work in his own
backyard, so he is doing them in Texas. What he didn’t learn at the
seminar is that there are a lot of new restrictions for doing lease
options in Texas – and violators get a $250 PER DAY fine PLUS you can

A lady who’s been going to the late night infomercial guru
seminars for years has been advertising that she can rescue people from
foreclosure in Florida. What she didn’t learn at the seminars is that
there is a lot of new legislation in many states that has stiff fines
for buying from anyone in pre-foreclosures. $15,000 in Florida and as
much as $50,000 in other states PLUS jail time.
The list goes on and on of people who get in to trouble with real
estate deals because they don’t have RELIABLE and CREATIVE real estate

Some people spend $3,000 - $5000 on seminars and still don’t get a
quality education. I learned the hard way myself that a big price tag
does not equal quality. What about those expensive coaching or
mentoring deals – most are a total rip off – and they expect you to

about lease options. $1200!!! That’s crazy! And I’ll bet you a $1
that there are no warnings that you can’t use it in all states.

Creative Financing + Hard Work = Profit - by Jack Miller
I just got back from a seminar in a high priced area. What I
discovered was that people seem a lot more interested in proving to
themselves that they can’t make a profit in an area full of
over-leveraged speculators than in finding ways to overcome the
obstacles that a slow housing market presents. They don’t seem to
understand that when it become much harder to make money, that only
those who persevere will come out on top. They constantly seem to be
looking for some gimmick that will enable them to avoid loss and
capture easy profits as they were able to do for the ten years
preceding 2008.
When you get right down to the bottom of their dilemma, it boils
down to the lack of easy financing to use when buying, and when
re-selling to marginal buyers. For some reason or other, they seem to
think that the people they buy from are justified in standing by their
prices even when they won’t be able to sell the houses they buy from
